INTERNAL REGULATIONS for “tourist” stay – DE LOMBARDE vzw

ART 1: Internal regulations

Anyone staying on the premises must respect these regulations.

In the event of failure to comply, the caravan may be removed from the site (following a decision by the management).

ART 2: The holiday centre

Aims to allow people to make use of accommodation, taking into account the social / family / accessible and open character that the organization stands for. This by making correct arrangements and enforcing them as described in these internal regulations.

The holiday centre is under the direct responsibility of the management.

The management has the right to terminate the agreement with the residents at any time (verbally and with written confirmation). 

Persons (residents or their visitors) who cause damage (material or moral) to the holiday centre may be refused entry or must leave the grounds permanently.

The use of drugs on the sites of De Lombarde is not allowed. Anyone caught will be removed from the site (with or without his camping equipment) (see also Art.15 for removal costs).

The holiday centre is accessible all year round but is forbidden as a main residence.

ART 3: Reception

The opening hours can be seen at the reception. Only registered persons are allowed to spend the night on the premises. The stay is paid in advance or on arrival, the variable costs on departure. In case of cancellation, for whatever reason, (administrative) costs will be charged. In case of early departure, no money will be refunded.

ART 4: Camping equipment 

The bringing, removal or replacement of camping equipment (caravan, awning, side tent) must always be reported to the reception desk. Apart from this equipment, nothing else is permanently on your pitch.

Caravan, awning and side tent may not exceed 50% of the plot area and will be placed according to the guidelines set by the management. Around the caravan and the awning a maximum of 60 cm of grass or stepping stones is allowed, at the front door a maximum of 1 meter. If one does not respect the correct rules, the contract will be broken.

Anyone wishing to sell their caravan (with or without awning) through the campsite must inform the reception. The management will then come to see if the caravan can stay on the campsite or not.

Tip: take out an insurance policy for your camping equipment on time.

ART 5: Dimensions and placement of the caravan

Caravans with a length not exceeding 7 metres (without tow bar) and a width of 2.50 m that can be towed by a passenger car and are permitted by law are accepted. This only if the plot allows these dimensions. The equipment will be installed according to the guidelines of the management in order to respect the fire safety standards. The drawbar of the caravan must be in good condition to be able to pull the equipment off the pitch in case of an emergency.

Each caravan must be labelled at the front with the plot number. This can be done by affixing number stickers to the caravan or a number plate bearing the plot number.

ART 6: Awnings

Size of the awning is maximum 3 meters x 8 meters and only if the plot allows these dimensions.

Awnings that are not secured with storm straps must be dismantled before 11 November. Awnings must be maintained and checked before the start of the winter season to avoid any damage (to neighbours).

ART 7: Awnings and pole bags

Only a type of side tent of maximum 4 m² in the colour grey is permitted and only if the plot allows this. A drawbar bag in the colour grey is allowed (for the sake of uniformity).

ART 8: Windshields

Windbreaks are only allowed when the accommodation is occupied and must be placed at least 1 meter from the plot boundary. If the windbreak is used jointly with the neighbour, it can be placed on the plot boundary.

ART 9: Party tents

A party tent may be placed instead of a parasol, but only during your presence. If you are absent, tear down the party tent or remove the tarpaulin. It must be placed at least 1 meter from the plot boundary and the 50% built-up area may not be exceeded.

ART 10: The pitch is not a stacking point.

The pitch, its surroundings and communal facilities must be kept completely clean. It is forbidden to cordon off the pitch. An exception for dog owners can be obtained (see dog regulations). 

Do not leave any loose items lying around before the start of the winter season to prevent damage of flying objects. What is not in the caravan, awning or side tent can be taken home.

ART 11: Damage to the equipment, damage to the campsite and in the event of an accident

The management must be warned immediately. The management cannot be held responsible in case of accident or theft. 

ART 12: Cars and parking

Only cars are allowed on the site when installing or removing the equipment.

Maximum allowed speed is 15 km per hour.

It is forbidden to park on the roads or next to / behind / near the caravans. The cars will be parked in the specially created car parks on the edge of the site. This rule applies all year round (even in winter when it is quieter on the campsite).

There is one parking space per pitch. The parking card must be visible on the windscreen.

It is not allowed to demarcate a parking space in any way.

In case of any damage or accident, the management is not responsible.

Mobile homes are allowed only if they pay the daily price to an assigned number.

The management of De Lombarde may at any time reserve the right to refuse access to the campsite to vehicles in case of urgent reasons such as: works, flooding and other circumstances of force majeure.

ART 13: Excavation, digging up and tillage of the soil

It is not allowed to dig and plant on his plot. Pruning hedges is allowed up to a height of 1.40 meters and in consultation with the neighbours. Grass mowing on the plot is done by the camper himself when staying for more than a month. It is forbidden to walk through the vegetation.

ART 14: Designation of pitches

The management designates the pitches, taking into account the preferences of the holidaymakers. The management has the right to have the camping equipment moved, or if necessary to move it itself, if necessary for the internal organisation.

ART 15: Force majeure – works

It is the camper’s duty to move his equipment if the management deems it necessary for any pruning or other work on the site. The management reserves the right to move the equipment itself if the tenant does not respond to the call to move his equipment. The costs associated with moving and/or removing the camping equipment will always be recovered from the camper.

ART 16: Fire protection

Goods that could increase the risk of fire may not be stacked on site. Cooking and heating appliances must be set up in such a way that they guarantee all safety conditions. Electrical equipment must be equipped with a connection cable with a minimum section of 2.5 mm² and with a hermetic socket with pin earthing.

Attention: the electrical cabinets must be closed and may only be opened or manipulated by someone who has had BA4/BA5 electricity training.

Open fires and campfires are not allowed. Barbecuing is allowed in such a way that other campers are not hindered and is done under permanent supervision.

We advise campers to check the location of the fire stations on arrival (see map).

ART 17: Gas cylinders

No one may fill gas cylinders or have them filled without the distributor’s prior written consent.

It is forbidden to fill cylinders with a mixture of liquefied petroleum gases, whose re-inspection date has expired and where the indication of the tare is missing, ambiguous or illegible. A maximum of two cylinders per pitch are permitted. Also have your gas equipment checked in good time by accredited services.

Tip: There are dates up to when use is permitted on gas hoses and pressure-relief devices, check this in good time for your and our safety.

ART 18: Pets

Must be on a leash on the site and on the pitch (Dog regulations available in reception). Max. two dogs are allowed per pitch. Walks for hygiene purposes take place outside the premises. You must carry bags on you. For the stay of other animals, permission from the management is required. The animals must not be left alone near a tent, caravan or in the car. It is forbidden to enter the sanitary buildings, shop and the holiday homes by the pond. Visitors are allowed to bring dogs if they do not cause any nuisance.

ART 19: Waste

Please sort! 

On each car park there is a waste corner with different containers for: household waste – paper/cardboard – glass – PMD.
Household waste  must be deposited in closed bags.
Bring your batteries, small hazardous waste, fats and oils to the reception. It is strictly prohibited to dump oils or fats in the sewage system!
Grass waste should be taken to the garden waste area at the back of sanitary facility no. 3 or to car park B next to the waste area.

Dumping is forbidden. In case of determination, costs will be charged, in case of repeated dumping, further access to the holiday centre is denied.

ART 20: Waste water

Is only poured out at the water taps, at the places provided for that purpose.

For the waste water for mobile homes, there is a drain at sanitary facility no. 3.

ART 21: Night rest 

It is obligatory to respect morality, public order and sleep (from 10 p.m. to 8 a.m.). If you have any complaints you can contact the caretaker, and the night reception in July and August.

ART 22: Use of audio and video equipment

Is allowed to the extent that they do not hinder others. Masts and satellite antennas, placed on your own equipment, are allowed as long as they do not exceed a height of 4 meters above ground level. The placement and anchoring of masts in the ground is not allowed.

ART 23: Sale or distribution of documents

Is forbidden on the campsite. Offering a caravan, awning or other equipment for sale can only be done at the window of the reception and at the window of your caravan and after agreement of the management.

ART 24: Wash basins, showers and sinks

Must be cleaned after use. Children under 7 years of age must be accompanied by an adult. Defects must be reported at the reception.

It is forbidden to steal materials from the sanitary or other buildings. Lost property must be handed in at the reception.

ART 25: FIRST AID

For ‘First aid in case of accidents’, please contact the reception (or the night receptionist during the months of July & August).

You can find an AED device on the terrace between the café and the reception.

Aims to allow people to make use of accommodation, taking into account the social / family / accessible and open character that the organization stands for. This by making correct arrangements and enforcing them as described in these internal regulations.

The holiday centre is under the direct responsibility of the management.

The management has the right to terminate the agreement with the residents at any time (verbally and with written confirmation). 

Persons (residents or their visitors) who cause damage (material or moral) to the holiday centre may be refused entry or must leave the grounds permanently.

The use of drugs on the sites of De Lombarde is not allowed. Anyone caught will be removed from the site (with or without his camping equipment) (see also Art.15 for removal costs).

If you MUST leave the campsite there is also no right to a refund.

ART 3: Reception

The opening hours can be seen at the reception.
Only registered persons are allowed to spend the night on the premises. You are responsible for the 10 residents on your personal information list. Please make sure that your personal information list is always correct before the start of the season so that we can contact you at all times by e-mail or phone in case of an emergency.

If you wish to cancel your annual pitch, you must inform reception.

Payment of an annual pitch:

Between November 1st and December 1st we ask you to pay the deposit of about 40%.

Between December 1st and April 1st of the following year you have the time to pay the balance of about 60%. 

Payment in instalments is allowed on condition that the 40% part BEFORE December 1st and the 60% part BEFORE April 1st are received.

New arrivals pay a deposit of € 100 for the pitch.

Anyone who for any reason is unable to pay on time MUST contact reception or management before the indicated dates.

Defaulters will receive a registered letter with a reminder to pay. If, one month after the registered mail, we have no further contact with the resident and/or have not reached a solution, we will have the caravan removed at the expense of the owner.

The corner plots for mobile homes are more expensive than the other plots as they have a larger surface area.

Discontinuation of annual pitch:

The management can always unilaterally terminate the renting of a pitch to the resident; this must always be done by registered mail.

If the resident wants to stop the annual pitch, we ask you to contact the reception as soon as possible and to do this before November 1st of the current year.

The pitch has to be vacated before December 1st and the plot has to be restored to its original state.

If you paid a deposit (€ 75 or € 100), it will be refunded after inspection of the plot.

Selling or buying a mobile home on the campsite:

Selling a mobile home at the start of the season is only possible once the deposit for the annual pitch has been paid. If the sale takes place after 1 April, the full balance of the annual pitch must be paid.

If you wish to sell your caravan at the campsite, please let the reception know and give the asking price. The management will personally come to the campsite to see if the caravan is worth selling, whatever the age of the caravan. The documents of the caravan must be presented and the mobile home must be able to move around.

Each mobile home and garden house, whatever their age, must be in good condition or can be refused at the campsite.

Anyone wishing to purchase a mobile home on the campsite can take over the mobile home and garden house and contents as well as the plot on which everything is situated, as long as everything is in order and after approval by the management. Therefore, do not make a sales contract before the approval of the management with regard to the new residents.

The seller and the buyer will take care of all finances outside the campsite; no commissions will be given to the campsite or its employees.

There is NO transfer of stallage.

The new resident starts to pay from the day of purchase and the old resident is not entitled to a refund.

There is the same rule for everyone: as a camper you must accept the rules, values and standards of De Lombarde. 

ART 4: Camping equipment 

The bringing, removal or replacement of camping equipment (mobile home / garden house / terrace) must always be reported to the reception desk. Apart from this equipment, nothing else is permanently on your pitch.

Mobile home, garden house, terrace may not exceed 50% of the plot area and will be placed according to the guidelines set by the management. Around the caravan and the awning a maximum of 60 cm of grass or stepping stones is allowed, at the front door a maximum of 1 meter. If one does not respect the correct rules, the contract will be broken.

Any change to your parcel must be requested in advance. A copy of the purchase documents will be added to your file if your request has been approved.

A maximum of 50% of your plot may be built on.

Anyone who wishes to install a wire and/or a gate at the front of his plot MUST provide this himself (or have it done). It is important that the colour black is taken into account here.

Each mobile home has to drain the rainwater via the gutter to the drainage systems provided by De Lombarde underneath the mobile homes.

Tip: take out an insurance policy for your camping equipment on time.

It is strictly forbidden to sublet the mobile home.

A drawbar bag in grey is allowed, (for uniformity reasons).

Windbreaks are only allowed when the accommodation is occupied and must be placed at least 1 meter from the plot boundary. If the windbreak is used jointly with the neighbour, it can be placed on the plot boundary.

Car Park A is partly kept free for mobile homes during the low season. As long as shields with the logo of a mobile home are visible, these spaces may not be used by passenger cars.

The management of De Lombarde may at any time reserve the right to refuse access to the campsite to vehicles in case of urgent reasons such as: works, flooding and other circumstances of force majeure.

Respect the car parks for the disabled as well as those for the staff (with a parking sign).

Customers who are unable to keep their own plot clean for whatever reason should call on family / friends / neighbours to mow and weed on a regular basis.

ART 26: Meters and meter readings:

The water and electricity meters can be found on pitch 417. De Lombarde will measure and write these down. Anyone who wants to know these readings can request them from the reception.

We ask you to respect the privacy of the residents on pitch 417. If you need to be near a meter, tap or electricity cabinet, please ask the residents if this is appropriate.

Please note that you can turn off your fuses in your own mobile home and also turn off your water taps at your mobile home so you do not have to be on pitch 417 every time you are absent for a while.

To make your mobile home winter ready, we do advise you to switch everything off. Don’t forget to switch off the water of your boiler because of severe frost.

A party tent may be placed instead of a parasol, but only during your presence. If you are absent, tear down the party tent or remove the tarpaulin. It must be placed at least 1 meter from the plot boundary and the 50% built-up area may not be exceeded.

ART 10: The pitch is not a stacking point.

The pitch, its surroundings and communal facilities must be kept completely clean. It is forbidden to cordon off the pitch. An exception for dog owners can be obtained (see dog regulations). 

Do not leave any loose items lying around before the start of the winter season to prevent damage of flying objects. What is not in the caravan, awning or side tent can be taken home.

ART 11: Damage to the equipment, damage to the campsite and in the event of an accident

The management must be warned immediately. The management cannot be held responsible in case of accident or theft. 

ART 12: Cars and parking

Only cars are allowed on the site when installing or removing the equipment.

Maximum allowed speed is 15 km per hour.

It is forbidden to park on the roads or next to / behind / near the caravans. The cars will be parked in the specially created car parks on the edge of the site. This rule applies all year round (even in winter when it is quieter on the campsite).

There is one parking space per pitch. The parking card must be visible on the windscreen.

It is not allowed to demarcate a parking space in any way.

In case of any damage or accident, the management is not responsible.

Car Park A is partly kept free for mobile homes during the low season. As long as shields with the logo of a mobile home are visible, these spaces may not be used by passenger cars.
Mobile homes are allowed only if they pay the daily price to an assigned number.

The management of De Lombarde may at any time reserve the right to refuse access to the campsite to vehicles in case of urgent reasons such as: works, flooding and other circumstances of force majeure.

Respect the car parks for the disabled as well as those for the staff (with a parking sign).

ART 13: Excavation, digging up and tillage of the soil

It is not allowed to dig and plant on his plot. Pruning hedges is allowed up to a height of 1.40 meters and in consultation with the neighbours. Grass mowing on the plot is done by the camper himself when staying for more than a month. It is forbidden to walk through the vegetation.

Customers who are unable to keep their own plot clean for whatever reason should call on family / friends / neighbours to mow and weed on a regular basis.

ART 14: Designation of pitches

The management designates the pitches, taking into account the preferences of the holidaymakers. The management has the right to have the camping equipment moved, or if necessary to move it itself, if necessary for the internal organisation.

ART 15: Force majeure – works

It is the camper’s duty to move his equipment if the management deems it necessary for any pruning or other work on the site. The management reserves the right to move the equipment itself if the tenant does not respond to the call to move his equipment. The costs associated with moving and/or removing the camping equipment will always be recovered from the camper.

ART 16: Fire protection

Goods that could increase the risk of fire may not be stacked on site. Cooking and heating appliances must be set up in such a way that they guarantee all safety conditions. Electrical equipment must be equipped with a connection cable with a minimum section of 2.5 mm² and with a hermetic socket with pin earthing.

Attention: the electrical cabinets must be closed and may only be opened or manipulated by someone who has had BA4/BA5 electricity training.

Open fires and campfires are not allowed. Barbecuing is allowed in such a way that other campers are not hindered and is done under permanent supervision.

We advise campers to check the location of the fire stations on arrival (see map).

ART 17: Gas cylinders

No one may fill gas cylinders or have them filled without the distributor’s prior written consent.

It is forbidden to fill cylinders with a mixture of liquefied petroleum gases, whose re-inspection date has expired and where the indication of the tare is missing, ambiguous or illegible. A maximum of two cylinders per pitch are permitted. Also have your gas equipment checked in good time by accredited services.

Tip: There are dates up to when use is permitted on gas hoses and pressure-relief devices, check this in good time for your and our safety.

ART 18: Pets

Must be on a leash on the site and on the pitch (Dog regulations available in reception). Max. two dogs are allowed per pitch. Walks for hygiene purposes take place outside the premises. You must carry bags on you. For the stay of other animals, permission from the management is required. The animals must not be left alone near a tent, caravan or in the car. It is forbidden to enter the sanitary buildings, shop and the holiday homes by the pond. Visitors are allowed to bring dogs if they do not cause any nuisance.

ART 19: Waste

Please sort! 

On each car park there is a waste corner with different containers for: household waste – paper/cardboard – glass – PMD.

Household waste  must be deposited in closed bags.
Bring your batteries, small hazardous waste, fats and oils to the reception. It is strictly prohibited to dump oils or fats in the sewage system!
Grass waste should be taken to the garden waste area at the back of sanitary facility no. 3 or to car park B next to the waste area.

Dumping is forbidden. In case of determination, costs will be charged, in case of repeated dumping, further access to the holiday centre is denied.

ART 20: Waste water

Is only poured out at the water taps, at the places provided for that purpose.

For the waste water for mobile homes, there is a drain at sanitary facility no. 3.

ART 21: Night rest 

It is obligatory to respect morality, public order and sleep (from 10 p.m. to 8 a.m.). If you have any complaints you can contact the caretaker, and the night reception in July and August.

ART 22: Use of audio and video equipment

Is allowed to the extent that they do not hinder others. Masts and satellite antennas, placed on your own equipment, are allowed as long as they do not exceed a height of 4 meters above ground level. The placement and anchoring of masts in the ground is not allowed.

ART 23: Sale or distribution of documents

Is forbidden on the campsite. Offering a caravan, awning or other equipment for sale can only be done at the window of the reception and at the window of your caravan and after agreement of the management.

ART 24: Wash basins, showers and sinks

Must be cleaned after use. Children under 7 years of age must be accompanied by an adult. Defects must be reported at the reception.

It is forbidden to steal materials from the sanitary or other buildings. Lost property must be handed in at the reception.

ART 25: FIRST AID

For ‘First aid in case of accidents’, please contact the reception (or the night receptionist during the months of July & August).

You can find an AED device on the terrace between the café and the reception.
